Davis Marcus Partners Unveils First Green Building in Fairfield County

WILTON, Conn., June 30 PRNewswire — Davis Marcus Partners, one of New England's most active real estate development and investment companies, unveils its new 161,222 sq ft, three story, Class A office building located at 40 Danbury Road. Set within the 33 acre landscaped office campus at Wilton Corporate Park, this state of the art building is located at the center of Fairfield County's Route 7 corporate corridor.

"Forty Danbury Road is the only new Class A office building in Fairfield County designed to meet the U.S. Green Building Council's Gold LEED (Leadership in Energy and Environmental Design) certification and has been designed with judicious use of proven green technologies and great consideration for environmental sustainability," notes David Fiore, senior vice president for Davis Marcus Partners. The direct benefits of the LEED certification will translate into reduced operating costs, conservation of natural resources, energy efficiency and superior working environment for tenants.

Fiore adds that the building has been delivered ahead of schedule and Louis Dreyfus Corporation, presently located at 20 Westport Road, will be the first tenant occupying the entire top floor of 40 Danbury Road totaling 57,000 sq ft.

James Fleming, vice president of Louis Dreyfus Corporation states, "Our team is very excited about our move to 40 Danbury Road. Wilton Corporate Park offers our employees an outstanding business environment thanks to the extensive on-site amenities, thoughtful design, and the developer's commitment to environmental responsibility." Fleming adds, "The Davis Marcus team executed the completion of the building and the construction of our new space with an unparalleled level of expertise, creativity and integrity."

Wilton Corporate Park offers a combination of amenities that make it unique within the market including a state of the art fitness center, 150-seat theatre style auditorium with advanced presentation technology, onsite indoor and outdoor dining facilities, executive conference and corporate dining, picnic area complete with a pavilion and horseshoe pits, WiFi service throughout the campus, shuttle service to train and area hotels, two expansive indoor parking structures as well as clay tennis, basketball and sand volleyball courts.

The 33 acre, 500,000 sq ft Wilton Corporate Park is a four-building office development, comprised of two existing premier properties at 50 and 64 Danbury Road and two new Class A office buildings at 40 and 60 Danbury Road. 50 and 64 Danbury Road are fully leased to a blue chip tenant roster including AIG Financial Products, Ryan Partnership and Connolly Consulting. The 81,950 sq ft 60 Danbury Road is scheduled for completion in November 2008. "Wilton and the Route 7 corridor have emerged as a very popular office market and the Wilton Corporate Park offers exceptional highway access via the Merritt Parkway and I-95," adds Ed Tonnessen, executive vice president of Albert B. Ashforth, the corporate real estate brokerage firm representing Wilton Corporate Park.

"Our two new Class A buildings at 40 and 60 Danbury Road are intended to provide an ideal alternative for our business community," notes Fiore. "The large floor plates of 40 Danbury Road and the small floor plates at 60 Danbury Road offer greater flexibility for both large and small tenants and our competitive per square asking price is significantly lower than the more expensive rents in Greenwich and Stamford."

Forty Danbury Road was designed and built to meet Gold LEED certification, a third-party certification program and the nationally accepted benchmark for the design, construction and operation of high performance environmentally conscious buildings. The steps taken by Davis Marcus to meet the certification include but are not limited to recycling more than 95% of the construction and demolition waste generated during the project, the use of green materials containing recycled content and the preservation of the site's restored wetlands and woodlands. Davis Marcus further incorporated highly efficient thermal insulation, installed taller windows with higher ceilings to provide abundant natural light to the interior spaces of the building and used low-emitting adhesives, sealants, paints and carpets. In addition, the developer made sure to realize water conservation and energy efficiency targets by using sophisticated controls as well as advanced HVAC and lighting systems.
